Mortgage is a term that a person needs to familiarize himself or herself with if they wish to purchase a house or property. The mortgage acts as a kind of loan and thus it comes with an interest by the name of mortgage rate. It is the interest rate at which a person must repay the mortgage amount. The mortgages are known by the term of the same. Depending on the term, the mortgages are classified into two categories, the fixed and the adjustable. The fixed is one where the term is constant and so is the interest rate. They are usually over long duration and have their benefits. Benefits such as lower installments, higher equity value and also relatively less expensive can be associated with the fixed mortgages.

The adjustable mortgage is one where the interest rate is something that is not constant and fluctuates depending on the factors they rely on. The major factors that a mortgage relies on are the demand and supply chain as well as the inflation of the area. If the demand and supply of the mortgage increases, then the interest rate also gets elevated because of that. Same goes the case with the inflation rate as well, if the inflation is high then the interest also goes up. If the trend is observed, one will come to know that the current mortgage rates BC have reduced a lot over the years and there has been sharp downfall of the same from 6.5% in 2008 to 4% in three years.
